NORCROSS -- Cortland Partners has recently acquired Tuscana Apartments, a 90-percent occupied, 280-home garden-style apartment community in Norcross for $7 million.
Located at 6860 Bebout Drive, Tuscana is situated on 20-plus acres near I-85. The community's location provides access to major nearby employment centers, transportation arteries and retail centers. Cortland owns and operates more than 2,000 units within a three-mile radius of Tuscana.
"Cortland Partners has an established history of dramatically improving communities in this corridor," said Paul Wrights, investment manager. "We leveraged this investment experience to develop a targeted capital plan that creates significant value for residents and delivers an investment-grade physical asset."
Cortland plans to spend about $3.2 million to renovate the property with targeted, value-added enhancements including washer and dryer connections to 216 units that currently do not have them, replacement of all original HVAC systems and windows to improve energy efficiency, improvement of landscape, resurfacing and repainting athletic courts and expansion of the playground area.

Forever 21 re-opening at Discover Mills
LAWRENCEVILLE -- Forever 21 is scheduled to re-open its newly-expanded Discover Mills location on Saturday.
Located near Entry 5 across from Nike Factory Store, Forever 21 will celebrate the grand re-opening by offering giveaways to its shoppers. The first 200 customers in line at Discover Mills' Forever 21 location will receive a free gift card valued up to $210.
The newly expanded Forever 21 has enhanced its broad value retail mix to appeal to "contemporary, fashion-forward shoppers looking for the latest trends."
The store recently expanded from a 6,000-square-foot facility to more than 20,000-square foot.
Discover Mills opens at 10 a.m. on Saturday.
Duffey Communications appoints Snellville man executive
ATLANTA -- Duffey Communications Inc. has promoted Christ Giallanza, a Snellville native, to senior account executive.
Specializing in integrated media and public affairs, he is responsible for high-level development and implementation of clients' public relations and public affairs initiatives.
"Chris has been a member of Duffey's award-winning campaign teams and contributed greatly to their ultimate success," said Duffey President and CEO Sherri Fallin. "His genuine rapport with both media and elected officials consistently produces results for our clients."
