LAWRENCEVILLE -- Officials expressed concern this week that a proposed zoning change could endanger a $1 billion mixed use project along Jimmy Carter Boulevard and Interstate 85.
Brad Parrott, an attorney for OFS-Brightwave, said the company's plans to sell 120 of its 190 acres for a project anchored by a gambling floor could be harmed by a recycled metals processing facility being considered a mile away.
"It's our desire that the 2030 plan be honored," he said of future development visions that show an industrial area of unincorporated Norcross and Doraville transforming to mixed-use centers with commercial and housing alongside manufacturing.
The concerns stem from a proposal to allow the recycled metals processing facility on 1.7 acres at the corner of Best Friend Road and Ponce de Leon Circle. A lawyer for other neighboring businesses also expressed displeasure at Tuesday's Board of Commissioners hearing.
But Michael Sullivan, who represents owners BRP Partners, said the small facility would not change the nature of the area, which has been one of the most heavily industrial areas of Gwinnett since the Western-Electric building that OFS now occupies was built in the 1960s.
"To suggest that this heavily industrial area will forever be jeopardized by this 1.7 acre site almost in DeKalb County ... I think stretches credibility," he said, adding that the mixed-use proposal would allow OFS, itself a manufacturing facility, to remain operational in the middle of a complex that features a hotel, performing arts theater and other high-end uses.
Commissioner Lynette Howard, who represents the area, asked that the decision on the project be moved to next week, so she could further look into the issue. It is scheduled to come before commissioners for a final vote Sept. 4.
