ZONING CASES - ON THE AGENDA: Here's a look at the actions taken on rezonings and other land-use requests made of the Gwinnett County Board of Commissioners on Tuesday.

1. Tabled until May 26: Applicant requests construction of a 155-foot monopole telecommunication tower with ground equipment at 2443 Collins Hill Road. Staff recommended approval with conditions. TSP-2008-00027

2. Approved with conditions: Construction of a 154-foot monopine communication tower with ground equipment. Location is 1400 block of Killian Hill Road. Staff recommended approval with conditions. TSP-2008-00044

3. Approved with conditions: Applicant requests construction of a 150-foot monopole telecommunication tower with a 10-foot lightning rod and ground equipment at 2005 Braselton Highway. Staff recommended denial. TSP-2008-00046

4. Approved with conditions: Special-use permit in M-2 zone for 18,500-square-foot solid waste transfer station. Location is 100 block of Alcovy Industrial Boulevard. Planning department recommended approval with conditions. Planning commission offered no recommendation. SUP-09-007

5. Denied without prejudice: Applicant requests a change in conditions from a previous rezoning to allow for two, drive-through fast food restaurants. The restaurants would occupy 6,380 square feet and would be situated on 2.74 acres. Location is the 1900 block of Satellite Boulevard. Planning department recommended denial. Planning commission recommended deny without prejudice. CIC-09-009

6. Denied: Applicant requests a special-use permit in a single-family residence district on a 0.45-acre parcel and in a 1,765-square-foot home to allow for a group day care home as an in-home occupation for up to 18 children. Location is the 1700 block of Lawrenceville-Suwanee Road. Planning department recommended denial. Planning commission recommended denial. SUP-09-022

7. Approved with conditions: Applicant requests a special-use permit in an office and institutional district to allow for a 14,400-square-foot day care center with an outdoor play area to be located on 1.66 acres. 8. Approved with conditions: Applicant requests the renewal of a special-use permit in a light industry district to allow for the continuation of church activities within an existing multi-tenant office building. No complaints have been filed against the church the previous two years. Location is the 1700 block of Corporate Drive. Planning department recommended approval with conditions. 9. Tabled until May 26: Applicant requests a special-use permit in a single-family residence district to allow for a summer day camp and an after school child day care on a 7.93-acre parcel. 10. Denied: Applicant requests a special-use permit in a single-family residence district on a 0.49-acre parcel and in a 1,728-square-foot home to allow for acupuncture as a customary home occupation. 11. Denied: Rezone 1.18 acres from multi-family residence district to general business district to allow for the construction of a 8,000-square-foot convenience store with fuel sales. Approved with conditions: Rezone 4.57 acres from single-family residence district to general-business district and grant a special-use permit to allow for an existing 2,169-square-foot residential structure to be used for a landscaping contractor's office with outside storage. 13. Approved with conditions: Rezone 1.33 acres from neighborhood business district to general business district and grant a special-use permit to allow for 10,000 square feet of an automobile repair facility, which consists of two, one- story buildings. Location is the 500 block of Pleasant Hill Road. Planning department recommended denial. Planning commission recommended approval with conditions. RZC-09-015 and SUP-09-020

14. Tabled until June 23: Rezone 3.84 acres from neighborhood business district and multi-family residence district to a general-business district and grant a special-use permit to allow for a 33,600-square-foot church and commercial/ retail center which would have a restaurant, travel agency and barber shop along with a church library and office. Location is the 3000-3100 blocks of Cruse Road and the 800 block of Martin Heights Drive. Planning department recommended denial. Planning commission tabled the case until June 16. 15. Denied: Rezone 3.88 acres from a light industry district to a heavy industry district and grant a special-use permit to allow for a 58,000-square-foot solid waste transfer station. Location is the 1700 block of Cedars Road. Planning department recommended approval with conditions. Planning commission recommended approval with conditions. RZC-09-017 and SUP-09-026

16. Denied without prejudice: Rezone 3.62 acres from single-family residence district to a neighborhood business district to allow for a 12,000-square-foot, commercial/retail center which would consist of two, one story buildings. One building would house a convenience store with a fuel pump. Location is the 1700 block of Cedars Road. Planning department recommended denial. Planning commission recommended denial. RZC-09-018

17. Tabled until May 26: Rezone 3.58 acres from single-family residence district to general-business district to allow for a 2,649-square-foot real estate office to be housed in the existing structure. Location is the 5300 block of Sugarloaf Parkway. Planning department recommended approval with conditions as an office and institutional district. Planning commission tabled the case until May 5. 18. Approved with conditions: Rezone two parcels on 2.12 acres from an office and institutional district to single-family residence district to allow for one single-family residence.
