ZONING CASES - ON THE AGENDA: Here's a look at rezonings and other requests the Gwinnett County Planning Commission will consider today. The panel meets 7 p.m. at the Gwinnett Justice and Administration Center, 75 Langley Drive, Lawrenceville.

1. TSP-2008-00023: Applicant requests construction of a 195-foot telecommunication tower with ground equipment at 2050 Hurricane Shoals Road. Staff recommended approval with conditions.

2. TSP-2008-00024: Applicant requests construction of a 199-foot telecommunication tower with ground equipment at 2565 Camp Mitchell Road. Staff recommended approval with conditions.

3. TSP-2008-00027: Applicant requests construction of a 155-foot monopole telecommunication tower with ground equipment at 2443 Collins Hill Road. Staff recommended approval with conditions.

4. TSP-2008-00044: Construction of a 154-foot monopole communication tower with ground equipment. Location is 1400 block of Killian Hill Road. Staff recommended approval with conditions.

5. SUP-09-017: Special-use permit in C-2 and R-75 zone for a 5,000-square-foot, used automobile sales and service shop. Location is the 4100 block of Buford Highway. Planning department recommended denial. Planning commission recommended approval with conditions.

6. RZC-08-085 & SUP-08-078: Rezoning and a special use permit from R-100 to O-I to allow for a 9,876-square-foot day care center on 2.45 acres. Location is at the 4500-4600 block of Mink Livsey Road and the 4500 block of Rosebud Drive. The planning department and planning commission recommended denial.

7. RZC-08-064: Rezone R-100 to C-1 to allow for a 13,800-square-foot commercial retail center on 1.81 acres. Location is at the 2800 block of Hutchins Road. The planning department and planning commission recommended denial.

8. RZC-09-001: Rezone 9.54 acres from multi-family residence to general business to expand by 51,800 square feet the Webb Gin Crossings retail development. Location is 1100 block of Scenic Highway. Planning department recommended approval with conditions. Planning commission tabled the case until Sept. 15.

9. CIC-09-008: Change in conditions from previous rezoning approval for 2,593-square-foot restaurant on 1.16 acres to remove the prohibition on drive-through fast-food restaurants. Location is the 4100 block of Braselton Highway and the 2000 block of Mineral Springs Road. Planning department and planning commission recommended approval with conditions.

10. SUP-09-019: Requested special-use permit on 5.1 acres in a general-business district to allow the continued use of an outdoor storage area. Location is the 2300 block of Lawrenceville Highway at the Shannon Oaks shopping center. Planning department and planning commission recommended approval with conditions.

11. RZM-06-029: Reconsidered by consent order, a rezoning request on 4.05 acres from highway business to high-rise residential to allow for a two-tower, 312-unit, residential high-rise development project (The Place at Gwinnett) to be located on the south side of Gwinnett Place Mall at the 3400 block of Gwinnett Place Drive. Planning department and planning commission recommended approval with conditions.

12. RZR-09-001: Rezone 0.332 acres from R-75 and R-200 to R-ZT to construct two single-family homes. Location is 6500 block of Sage Street. Planning department and planning commission recommended approval with conditions.

13. TSP-2008-00046: Applicant requests construction of a 150-foot monopole telecommunication tower with a 10-foot lightning rod and ground equipment at 2005 Braselton Highway. Staff recommended denial.
