ZONING CASES - ON THE AGENDA: Here's a look at rezonings and other requests the Gwinnett County Board of Commissioners will consider today. The panel meets 7 p.m. at the Gwinnett Justice and Administration Center, 75 Langley Drive, Lawrenceville.

1. TSP-2008-00023: Applicant requests construction of a 195 foot telecommunication tower with ground equipment at 2050 Hurricane Shoals Road. Staff recommendation is approval with conditions.

2. TSP-2008-00024: Applicant requests construction of a 199 foot telecommunication tower with ground equipment at 2565 Camp Mitchell Road. Staff recommendation is approval with conditions.

3. TSP-2008-00027: Applicant requests construction of a 155 foot monopole telecommunication tower with ground equipment at 2443 Collins Hill Road. Staff recommendation is approval with conditions.

4. SUP-08-065: A requested special-use permit in a general-business district to allow an outdoor soccer field as part of a retail development and indoor soccer complex on 4.9 acres. The property is located at the 4300 block of Buford Highway across from South Old Peachtree Road. The planning department and planning commission have recommended denial. The applicant is Kelly Scott of Dacula and the owner is Prime Option Development Company of Duluth.

5. SUP-08-089: A requested special-use permit in a general-business district to allow for a 3,000-square-foot, full service car wash on 7.24 acres. The property is located at the 3600 block of Centerville Highway and the intersection with the 3600 block of Campbell Road. The department has recommended approval with conditions. The planning commission tabled the case until Jan. 20. The applicant is Don Woo, Duluth and the owner is Pleasant Hill Forum LLC, Norcross.

6. RZC-08-087 and SUP-08-082: Applicant requests a rezoning and a special-use permit from a single-family residence district (R-100) to an office-institutional district (O-I) to allow for a 10,000-square-foot day care center on 2.55 acres. The property is located at the 1000-1100 block of Rock Springs Road and the 1000 block of Laurel Drive. The planning department has recommended approval with conditions and the planning commission recommended deny without prejudice. The owner is the Idell R. Burke Estate and the applicant is Ari LLC. 7. RZC-08-005 and SUP-08-096: A requested rezoning in a single-family residence district (R-75) to an agricultural-residence district (RA-200) and an accompanying special-use permit to allow an existing church to add a cemetery on 11 acres. The property is located at the 600 block of Dickens Road. The department has recommended denial. The planning commission has tabled the case until its Jan. 20 meeting. The applicant and owner is Sts Constantine and Helen Romanian Orthodox Church, Lilburn.

8. CIC-09-001: Applicant requests to change the conditions to reduce the required landscape strip and buffer for a previously-issued rezoning and special-use permit for a 1,471-square-foot automobile sale business located in a general-business district (C-2). The property is part of a 1.13-acre parcel and is located at the 2200 block of Lawrenceville Highway. The planning department and planning commission have recommended approval with conditions. 9. CIC-09-002: Applicant requests to change the conditions of a previous rezoning in a neighborhood business district (C-1) for a 5,120-square-foot convenience store with separate leasable tenant space located on 1.72 acres.
