Stadium development: BOC mulls project

LAWRENCEVILLE - The Board of Commissioners on Tuesday will consider Brand Properties' mixed-use overlay project being conceptualized for the 73 acres of land that surround the new Gwinnett Braves stadium.

Called "The Village at Gwinnett Stadium," the development is expected to consist of 351,000 square feet of commercial space, 617,000 square feet of office space, 610 residential units and 300 hotel rooms.

The planning commission unanimously approved the project at its meeting Tuesday.

When the case was tabled Feb. 3, District 4 Planning Commissioner Paula Hastings said the board was tabling the case "in order to get it right." Last week, the advisory board added five recommended conditions and changed one offered by the county planning department.

The biggest change involved setting limits on building heights.

For the tract of land immediately surrounding the stadium, the hotel heights will be limited to five stories and the mixed office and commercial buildings will be limited to 10 stories. All other building heights in this tract will be limited to no more than four stories.

At the Feb. 3 meeting, attorney Lee Tucker said Brand was in talks with Hyatt concerning the two hotels slated to have 150 rooms each.

For another tract of land bordered by Rock Springs Road, the buildings will be limited to non-residential uses and a maximum height of three stories.

Other key additions presented Tuesday include the prohibition of extended stay hotels or rooms with full kitchens and Brand continuing to work with the Atlanta Regional Commission to establish and eventually implement a travel-demand management plan. There was also a stipulation added which stated prior to the first building permit being issued Brand must contribute $750,000 in shared cost for transportation improvements to Gwinnett County.

No one spoke Tuesday against the proposed development.
