ZONING CASES - ON THE AGENDA: Here's a look at rezonings and other requests the Gwinnett County Planning Commission will consider today. The panel meets 7 p.m. at the Gwinnett Justice and Administration Center, 75 Langley Drive, Lawrenceville.

1. TSP-2008-00027: Applicant requests construction of a 155-foot monopole telecommunication tower with ground equipment at 2443 Collins Hill Road. Staff recommendation is approval with conditions.

2. CIC-08-020: A requested change in conditions of zoning and reduction in buffers for 2 acres zoned C-2 (general-business district) to allow for a 9,342-square-foot day care center. The property is located at the 3300 block of Fence Road. The department has recommended denial. The applicant is Land Solutions Group, Loganville and the owner is Watkins Associated Developers Inc., Atlanta. The planning commission action was to deny without prejudice.

3. SUP-08-062: A requested special-use permit in a general-business district to allow a 6,500-square-foot pool/billiards hall on 4.01 acres. The property is located at the 2000 block of Sunny Hill Road. The department has recommended denial. The applicant is G-T Grading - Tae Yong Kang, Norcross and the owner is Richard Baker, Lawrenceville. The planning commission action was to deny without prejudice.

11. CIC-08-021: A requested change in conditions of zoning for a property zoned in a general-business district (C-2). Office space would total 648,408 square feet, retail would total 59,685 square feet, a health club would total 4,000 square feet and there would be 333 condominium units and 155 hotel rooms. The property is located at the 1700 block of Lakes Parkway, near the intersection with Sugarloaf Parkway. The department has recommended approval with conditions. The applicant and owner is Vintage Communities, Lawrenceville. The planning commission tabled this case until its Nov. 5 meeting.

13. MIH-08-001: Applicant requests approval to move a single-family home from 1220 Old Alpharetta Road, Alpharetta to 2023 Buford Dam Road, Gwinnett County. The department has recommended approval with conditions. The applicant and owner is Kent Coleman, Snellville. The planning commission action was to approve with conditions.

14. RZC-08-084, SUP-08-066, SUP-08-067 and SUP-08-068: Applicant requests a rezoning from a single family residence district (R-100) to an office-institutional district (O-I) to allow for a 141,596-square-foot senior assisted living facility and a free-standing, 10,500-square-foot day care center on 8.96 acres. An additional special-use permit is being requested to allow the building height to increase to four stories from three for the assisted living facility. The property is located at the 5700 block of Spalding Drive. The department has recommended approval with conditions. The owner is the Mount Paran Easy Church of God, Norcross and the applicant speaking on behalf of the owner is Mahaffey Pickens Tucker LLP., Lawrenceville.
