ZONING CASES - RESULTS: Here's a look at the actions taken by the Gwinnett County Board of Commissioners on rezonings and other requests at its Tuesday meeting.

1. Tabled until Jan. 27: Applicant requests construction of a 195-foot telecommunication tower with ground equipment at 2050 Hurricane Shoals Road. Staff recommendation is approval with conditions. TSP-2008-00023

2. Tabled until Jan. 27: Applicant requests construction of a 199-foot telecommunication tower with ground equipment at 2565 Camp Mitchell Road. Staff recommendation is approval with conditions. TSP-2008-00024

3. Tabled until Jan. 27: Applicant requests construction of a 155-foot monopole telecommunication tower with ground equipment at 2443 Collins Hill Road. Staff recommendation is approval with conditions. TSP-2008-00027

4. Approved with conditions: Applicant requests a rezoning from a light industry district to a mixed-use overlay to allow for a mix of office and retail space, residential units and a hotel on 11.58 acres. Office space would total 648,408 square feet, retail would total 59,685 square feet, a health club would total 4,000 square feet and there would be 333 condominium units and 155 hotel rooms. The property is located at the 1700 block of Lakes Parkway, near the intersection with Sugarloaf Parkway. The applicant and owner is Vintage Communities, Lawrenceville. The planning department and planning commission have recommended approval with conditions. MUO-08-003

5. Denied: A requested special-use permit in a general business district to allow for a 4,600-square-foot pool hall on 3.56 acres. The property is located at the 2700 block of Lawrenceville-Suwanee Road at the intersection with Crestridge Drive. The applicant is JC Properties of Georgia, Doraville, and the owner is the JC Properties of Georgia, Annandale, Va. The planning department and planning commission have recommended denial. 6. Denied without prejudice: A requested special-use permit in a general business district to allow for a used automobile sales lot and accessory service center on 4.11 acres. The property is located at the 4300 block of Stone Mountain Highway. The applicant is Navid Yazdanpanah, Buford and the owner is Karen Maclaurin, Buford. The planning department has recommended approval with conditions and the planning commission has recommended deny without prejudice. SUP-08-076

7. Denied: Applicant requests a rezoning and a special-use permit from an Agriculture-residence district to a single-family residence district to allow a modified single-family subdivision on 33.20 acres on the 1900-2100 blocks of Givens Road. 8. Denied without prejudice: A requested special-use permit in an agriculture-residence district to allow for a 7,680-square-foot church on 6.04 acres. The property is located at the 2600 block of Sardis Way in the Sardis Estates subdivision. The applicant is Korean Seventh Day Adventist, Lawrenceville and the owner is Patrick De Connick of Schilde, Belgium. 9. Tabled until Dec. 16: A requested special-use permit in a general business district to allow for a 3,000-square-foot, full service car wash on 7.24 acres. The property is located at the 3600 block of Centerville Highway and the intersection with the 3600 block of Campbell Road. The applicant is Don Woo, Duluth and the owner is Pleasant Hill Forum LLC., Norcross. The planning department has recommended approval with conditions and the planning commission has tabled the case until its Dec. 3 meeting. SUP-08-089

10. Denied: A requested special-use permit in a single-family residence district to allow for a 4,000-square-foot church and community center on 7.20 acres. The property is located at the 4100 block of Campbell Road. The applicant is Franklin T. Ly, Atlanta and the owner is Robert Campbell, Snellville. 11. Denied: A requested special-use permit in a single-family residence district to allow for 720 square feet of basement space to be used for an in-home hair salon on 3.0 acres. 13. Approved with conditions: A requested special-use permit in a neighborhood business district to allow for a 5,875-square-foot neighborhood grocery store on 1.81 acres. The property is located at the 1400 block of Pirkle Road and the 5800 block of Singleton Road. The applicant and owner is Fast Trip Corporation, Norcross. The planning department and planning commission have recommended approval with conditions. SUP-08-093

14. Tabled until Dec. 2: A requested rezoning from C-1 to C-2 and a special-use permit in the C-2 to allow the number of expanded uses in an existing retail center to increase and to also have included in it a tattoo parlor. There is also a change in conditions requested for two separate conditions related to buffers for a property zoned O-I. The applicant is requesting these two buffers be reduced from 50 feet to 25 feet. The rezoning and special-use permits involve 7,291 square feet of commercial/retail property located on 1.07 acres. The change in conditions involves 20,000 square feet located on 2.08 acres. The properties are located at the 700 block of Braselton Highway. The applicant is Mahaffey Pickens Tucker LLP of Lawrenceville and the owner is Valerie Hewatt in care of Mahaffey Pickens Tucker LLP. 15. Approved with conditions: Being reheard by consent order, a requested rezoning from a single-family residence district to an office and institutional district and a special-use permit to allow for a 12,400-square-foot daycare center on 2.654 acres. The property is located at the 5500 block of Suwanee Dam Road and the 5500 block of Kennedy Road. The applicant is Legacy Academy and the owner is John W. Heard, with Andersen, Tate & Carr, P.C. representing both the applicant and owner. The planning department has recommended denial and the planning commission has recommended deny without prejudice. 16. Tabled until Dec. 16: Being reheard by consent order, a requested rezoning from an agriculture-residence district to an office and institutional district to allow for the development of a 89,375-square-foot office park on 9.01 acres. The property is located at the 2900 block of Hamilton Mill Road. The applicant is Peggy Slappey Properties, Buford and the owners are Jack Burel and Grace Puckett, Buford. The planning department has recommended denial and the planning commission tabled this case until its Dec. 3 meeting. RZC-07-009

17. Approved with conditions: Applicant requests construction of a 32-foot tall steeple atop Immanuel Full Gospel Church located at 1481 Lawrenceville-Suwanee Road. Total height of structure from ground to top of steeple is 66 feet. Staff recommendation is approval with condition. TSP-2008-00038

18. Approved with conditions: Applicant requests construction of a 94-foot tall steeple with cross atop Hamilton Mill United Methodist Church located at 1450 Pine Road.
