ZONING CASES - ACTION TAKEN: Here's a look at the actions taken on rezonings and other requests made of the Gwinnett County Planning Commission at its Wednesday meeting.

1. Approved with conditions: Applicant requests a rezoning from a light industry district to a mixed-use overlay to allow for a mix of office and retail space, residential units and a hotel on 11.58 acres. Office space would total 648,408 square feet, retail would total 59,685 square feet, a health club would total 4,000 square feet and there would be 333 condominium units and 155 hotel rooms. The property is located at the 1700 block of Lakes Parkway, near the intersection with Sugarloaf Parkway. The department has recommended approval with conditions. The applicant and owner is Vintage Communities, Lawrenceville. MUO-08-003

2. Denied: A requested special-use permit in a general-business district to allow for a 4,600-square-foot pool hall on 3.56 acres. The property is located at the 2700 block of Lawrenceville-Suwanee Road at the intersection with Crestridge Drive. The department has recommended denial. The applicant is JC Properties of Georgia, Doraville, and the owner is the JC Properties of Georgia, Annandale, Va. SUP-08-074

3. Denied without prejudice: A requested special-use permit in a general-business district to allow for a used automobile sales lot and accessory service center on 4.11 acres. The property is located at the 4300 block of Stone Mountain Highway. The department has recommended approval with conditions. The applicant is Navid Yazdanpanah, Buford and the owner is Karen Maclaurin, Buford. SUP-08-076

4. Denied: A requested rezoning from C-1 to C-2 and a special-use permit in the C-2 to allow the number of expanded uses in an existing retail center to increase and to also have included in it a tattoo parlor. There is also a change in conditions requested for two separate conditions related to buffers for a property zoned O-I. The applicant is requesting these two buffers be reduced from 50 feet to 25 feet. The rezoning and special-use permits involve 7,291 square feet of commercial/retail property located on 1.07 acres. The change in conditions involves 20,000 square feet located on 2.08 acres. The properties are located at the 700 block of Braselton Highway. The department has recommended denial. The property is located at the 2600 block of Sardis Way in the Sardis Estates subdivision. The department has recommended denial. 6. Tabled until Dec. 3: A requested special-use permit in a general-business district to allow for a 3,000-square-foot, full service car wash on 7.24 acres. The property is located at the 3600 block of Centerville Highway and the intersection with the 3600 block of Campbell Road. The department has recommended approval with conditions. 11. Denied without prejudice: Being reheard by consent order, a requested rezoning from a single-family residence district to an office and institutional district and a special-use permit to allow for a 12,400-square-foot day care center on 2.654 acres. The property is located at the 5500 block of Suwanee Dam Road and the 5500 block of Kennedy Road. The department has recommended denial. The applicant is Legacy Academy and the owner is John W.
