More amenities requested at development

LAWRENCEVILLE - A high-end mixed-use development near Braselton may need more entertainment options for its expected professional residents, planning commissioners said.

"Usually, when we see live-work-play, there's more of a play aspect," Planning Commissioner Peggy Boydston said of Thompson Mills Village, the proposed expansion of the over-55 Village at Deaton Creek community.

The Thompson Mill Road project straddles the Gwinnett and Hall county line, Mitch Peevy said, with 40 acres in Gwinnett County and 20 in Hall. The Gwinnett portion would have 216 townhomes, 333 condominiums, nearly 115,000 square feet of office space and about 140,000 square feet of retail space.

Peevy, who represented developer Vintage Communities, said the homes would be geared toward doctors and nurses who might want a low-maintenance abode after working 12-hour shifts at a hospital that will be built across the street.

Still, Planning Commissioner Paula Hastings said she would like to see a lap pool or other amenities that would appeal to the professionals.

"We don't want to encourage school-age children," she said. "It's a great project. We want to make sure we get it right."

Peevy said the project, which was tabled until Tuesday, would be built in four phases. Townhouses would be priced in the $300,000 range and condominiums would sell for $400,000 to $600,000, he said. Friendship Road will be relocated as part of the project.

Because it was an expansion of the previous development, the project was subject to regional review.
