ZONING CASES - ON THE AGENDA: Here's a look at rezonings and other requests the Gwinnett County Board of Commissioners will consider today. The panel meets 7 p.m. at the Gwinnett Justice and Administration Center, 75 Langley Drive, Lawrenceville.

1. RZC-08-067 & SUP-08-025 A requested rezoning and special-use permit from light industry district to heavy industry district to allow 6,000 square feet of metal salvage operation on 1.01 acres southeast of Duluth. The property is at the 2700 block of Simpson Circle, 2700 block of Keystone Court. The applicant and property owner is Progressive Recycling, LLC, Norcross.

2. RZC-08-060 A requested rezoning from agriculture-residential district to general business district to allow a 18,700-square-foot commercial shopping center on 2.02 acres southeast of Braselton. The property is at the 4100 block of Braselton Highway, 2000 block of Holman Road, 2000 block of Mineral Springs Road. The applicant is Mukesh Tejani and the owner is Tina Partridge, Buford.

3. RZC-08-056 A requested rezoning from single family residential district to neighborhood business district to allow 1,332 square feet of commercial retail use on 1.82 acres south of Suwanee. The property is at 1305 Old Peachtree Road. The applicant and owner is Stanley Green, Suwanee.

4. RZC-08-058 A requested rezoning from office-institutional district to general business district to allow a 56,900-square-foot shopping center and hotel on 4.54 acres east of Dekalb County and south of Stone Mountain Highway. The property is at the 2400 block of West Park Place Boulevard, 2200 block of Rockbridge Road. The applicant and owner is A. Omotayo Idowu, Tucker.

5. RZC-08-065 A requested rezoning from single family residential district to neighborhood business district to allow 48,450 square feet of retail and office buildings on 5.19 acres south of Buford. The property is at the 2100 block of Camp Perrin Road, 800-900 block of Azalea Drive. The applicant and owner is Azalea Drive Family Partners, Buford.

6. CIC-08-013 & SUP-08-032 A requested change in conditions and special-use permit for a general business district approval granted in 2007. The special-use permit is to allow a 105,600-square-foot self-storage facility on 2.86 acres off of Duluth Highway. The property is at the 1500 block of Duluth Highway. The applicant is Your Extra Attic, Buford and the owner is Davis Terry, Buford.

7. SUP-08-033 & SUP-08-034 Two requested special-use permits to allow a 34,928-square-foot grocery store and 20,000-square-foot restaurant on a 9.93 acre parcel zoned neighborhood business district. The property is located at the 3500 block of Lee Road, the 4500 block of Mink Livsey Road, and the 4500 block of Rosebud Drive. The applicant and owner is The Widewaters Group Inc., Lawrenceville.

8. SUP-08-041 A requested special-use permit on a 0.87-acre parcel zoned general business district to allow a 7,655-square-foot dog kennel/pet day care facility. The property is located at the 2000 block of Westside Court just off Stone Mountain Highway in the U.S. Highway 78 Overlay district. The applicant is T-P Land, LLC., Grayson and the owner is Donald Bohne, Tucker.

9. SUP-08-043 & SUP-08-049 Two requested special-use permits to allow a 120,075-square-foot, four-story, self-storage facility on a 1.08-acre parcel zoned general business district. The property is located at the 5300 block of Stone Mountain Highway and the 1900 block of Rockbridge Road in the U.S. Highway 78 Overlay District. The applicant is Rockbridge Self Storage, LLC., Lawrenceville and the owner is Noorallah Alimohammed, Stone Mountain.

10. SUP-08-051 A requested special-use permit on 1.59 acres zoned general business district to allow a 4,300-square-foot pool hall. The property is located at the 1800 block of Liddell Lane and the 3600 block of Shackleford Road near the Gwinnett Place Mall. The applicant is Jian Hui Chen, Duluth and the owner is H.A.S. Associates, LLP., Alpharetta.

11. SUP-08-053 A requested special-use permit on a 0.57-acre parcel zoned general business district to allow a 3,784-square-foot tire store/lubrication center. The property is located at the 4800 block of Jimmy Carter Boulevard in Norcross. The applicant is JB's Enterprises, Norcross and the owner is Elizabeth Hopkins, Gainesville.

12. BRD-08-001 Applicant requests to reduce the required 75-foot buffer on a 0.92-acre parcel zoned general business district to reduce the buffer to 15 feet on the northern property line and to 10 feet on the western property line. This would allow for a proposed 4,000-square-foot building for retail and restaurant space. The property is located at the 4900 block of South Peachtree Road and the 4900 block of Peachtree Industrial Boulevard. The applicant is Keystone Holdings LLC., Lawrenceville and the owner is Flash Foods Inc., Lawrenceville.

13. SUP-08-027 Applicant requests a special-use permit in a commercially zoned general business district to allow a tire store on a 0.73 acres on the 1900 block of Braselton Highway. The applicant and owner is Gregory H. Stephens.

14. SUP-08-046 & SUP-08-047 Applicant requests a special-use permit in a commercially zoned general business district to allow recreational vehicle sales, service and rental on 4.5 acres on the 2200 block of East Rock Quarry Road. The applicant is JEM Land Development, LLC and the owner is M&W Land Development.

15. RZM-08-005 Applicant requests a rezoning from a single-family residence district to a senior residence district to allow senior oriented residences on 8.76 acres on the 1100 block of Alcovy Road. The applicant is Christopher Albright and the owner is Albright Hershel Development.

16. RZR-08-001 & SUP-08-010 Applicant requests a rezoning and a special-use permit from a Agriculture-residence district to a single-family residence district to allow a modified single-family subdivision on 33.20 acres on the 1900-2100 blocks of Givens Road. The applicant is Mahaffey Pickens Tucker, LLP and the owner is Mark Wages.

17. CIC-08-017 & SUP-08-054 Applicant requests a change conditions of zoning for property zoned commercial general business and a special-use permit to allow a self-storage facility on 10.38 acres on the 1400 blocks of Lawrenceville-Suwanee Road and the 1300-1400 blocks of Riverside Parkway. The applicant is Prime Interest, Inc. and the owner is DD Suwanee Note Holding Company, LLC.

18. MUO-08-002 Applicant requests a mixed-use overlay from a single-family residence district on 25.75 acres on the 2800-2900 blocks of Pleasant Hill Road, 3700 block of Woodberry Drive, 2800 block of Woodruff Drive, 3700 block of Sunset Street, and the 2800-2900 block of Pineview Street. The applicant and owner is Greene Investments, Inc.

19. RZR-08-003 Applicant requests a rezoning from a single-family residence district to a agriculture-residence district to allow a plant nursery and greenhouses on 1.95 acres on the 4900 block of West Price Road. The applicant and owner is Jim Paz.

20. TSP-2008-00016 is for the construction of a 199-foot-tall monopole telecommunications tower with ground equipment at 872 Cedars Road.

21. TSP-2008-00017 is for the construction of a 125-foot-tall monopole telecommunications tower with ground equipment at 1484 Graves Road.

22. TSP-2008-00018 is for the construction of a 135-foot-tall monopole telecommunications tower with ground equipment at 695 Bethesda School Road.
