LAWRENCEVILLE - A proposed mixed-use development at the Hall County line took advantage of a Tuesday change that expands mixed-use options on undeveloped land.
Thompson Mills Village, a project proposed for the 6000 block of Thompson Mill Road in Gwinnett County and going into Hall County, would have stores, offices, condominiums, town houses and combined live-work units. Tuesday, county commissioners gave developer Vintage Communities permission to apply for the project after a change to the mixed-use redevelopment ordinance. Confining mixed-use developments to the county's major activity centers - major intersections along Interstate 85 - made a mixed-use development ordinance on the county books unworkable, Planning and Development Director Glenn Stephens said. An amendment passed Tuesday changes a similar mixed-use redevelopment designation, which had only allowed mixed-use projects to be built on land that has already been developed, to allow the projects on undeveloped land as well. The name of the designation was changed to mixed-use overlay. Stephens said he believes the mixed-use project approved for consideration Tuesday is on previously undeveloped land. It would not have been permitted in the area if the ordinance had not been changed, he said.More like this story
