BRASELTON - A village-type retail center housing major retail outlets plus a 138-room hotel should open in late 2009 or early 2010 in Braselton.
Town Council members Monday approved rezoning 32 acres of a 78-acre property near the intersection of Ga. Highways 124 and 211 from neighborhood commercial to general commercial. The hotel, Braselton's fourth, will stand near the northbound ramp of Interstate 85 at exit 126.
Plans show 17 buildings on the site with smaller shops and a number of big box stores that could occupy up to 130,000 square feet. Retail space will total 625,000 square feet. The unnamed project would have the buildings and centers broken into smaller groups for a village-type layout, said John Schupp, spokesman for Jones Lang LaSalle Americas.
Developers hope to attract a home improvement store, discount department stores, sporting goods and bookstores, Schupp said.
Groundbreaking could begin in early 2008 with a two-year completion date, Schupp said.
The acreage, located in Barrow County, is owned by White Property Acquisitions.
Braselton's 2023 Land Use Plan shows the land as suitable for commercial uses. The adjacent property is zoned for planned mixed-use development. The project would be subject to Braselton's Ga. 211 overlay district standards.
District 1 Town Councilman Phil Spivey, in whose district the land lies, said busy Braselton has only three hotels and needs another. Many visitors have to drive as far away as the Mall of Georgia area to find a hotel, Spivey said in an earlier interview.
